When Should You Repair Chimney Flashing?

What is Chimney Flashing?

Chimneys depend on flashing to prevent water from entering your home by diverting it away from the chimney and down the roof. Flashing is the seal at the bottom of the stack and between the roofing material and the chimney—a sheet of metal that maintains the waterproof seal. The material can include copper, aluminum, vinyl, and steel. 

What is the Purpose?

Flashing is crucial for protecting your brick chimney from moisture. Additionally, it should cause water to drain correctly from your gutters to the ground and prevent rainwater from running down the chimney into living spaces. A properly installed chimney flashing can prevent water-related problems, including rust, rot, mold, discoloration, decay, and collapse. This can help you avoid settling from happening to the chimney and the rest of the house.

What Occurs When Chimney Flashing Suffers Damage?

Does water stain your walls or ceiling around the chimney when it rains? The joint between the roof and the chimney is highly vulnerable to water seepage. This is especially true in Minnesota, where there are numerous freeze-thaw cycles. Compromised flashing increases the risk of wood rot, mold, and expensive structural repairs to your home.

If you notice a buildup of water at the base of the fireplace, the sound of water dripping (even though you can’t see it), rusty dampers, and water stains on the inner wall next to the chimney, contact a chimney repair expert right away.
